Do You Need Planning Permission for a Porch?

A UK Guide

Adding a porch to your home is a fantastic way to enhance kerb appeal, create extra space, and improve energy efficiency. But one of the first questions we often get at Rydale Windows is: “Do I need planning permission for a porch?” The good news is that in many cases, the answer is no — but there are some important guidelines to keep in mind.

When You Don’t Need Planning Permission

In most cases, porch construction falls under “permitted development rights”, which means you don’t need to apply for planning permission as long as the porch:

  • Is no taller than 3 metres above ground level

  • Is no closer than 2 metres from any boundary that faces a highway (this includes roads, footpaths, or public bridleways)

  • Has a ground floor area of 3 square metres or less (measured externally)

If your porch project fits within these limits, you’re free to build without the need for formal planning consent.

When Planning Permission Is Required

Planning permission may be required if:

  • The proposed porch exceeds 3m in height

  • It covers more than 3m² of ground area

  • It is built within 2m of a boundary with a highway

  • Your property is a listed building or within a conservation area, where different rules may apply

Building Regulations: Do They Apply?

While planning permission and building regulations are separate, most porch installations do not require building regulations approval either — as long as the front entrance remains separate from the new porch area with an internal door and the porch doesn’t affect accessibility, electrics, or drainage.

However, if your porch includes electrics or impacts the main heating system of your home, certain elements may need to comply with building regulations. Again, our team can advise on this during your free consultation.
